The building
A tall arch along the little main road gives access to a small alleyway. To the left a staircase leads to an set of old wooden doors that are carved around the decorated stone doorframe. They open up to a large open space which centuries ago was the stage of a private theater. Unfortunately there are not many details known about its origins or lifetime.

The plaster on the walls still shows old decorations, closed-up openings and marks left by long since removed staircases. The roof has still one of the original trusses but needs to be replaced. Both this space and the one next to it face the main street. The second space gives access to a third room at the back of the building. Once opened up the windows will show a distant view of the famous town Assisi.

The floors throughout the are of very old cotto, mostly to be recuperated. The current owners filed a project with a great many windows and skylights which was approved but should be renewed. Currently scaffolding and props have been placed in the theater stage space to prevent further deterioration.

The surroundings
Bettona lies in a dominant position on the hills in central Umbria. It is both very pretty and pleasant as is the ride up to the center. A winding road cuts through olive groves and boasts wonderful views around every corner. The city has Etruscan origins, the only one on the eastern bank of the Tiber. During Roman and medieval times as well as more recent eras it has known a troubled past of wars and destruction. Eventually the town was rebuilt in its current form. The little core harbours a few restaurants, bars and shops.

The church is not an ancient one but of  the 1900’s.  It has been abandoned years ago and was left sitting while the woods quietly took possession. Though currently plastered both the building as well as the bell tower are made of stone. The building is in a reasonably good condition. The house

The building dates back to around 1900 and was used as farmhouse.  As most homes of this type spaces were added on  over time and both ground floor and the first floor are no all even. And so we now offer for sale a superb old farm with multiple buildings to renovate. Obviously one can restore for example just one or two units, and either leave or demolish the others. The buildings

This property consists of various stone buildings all located as a group with only short distances between them. They are located at the lower part of the land with easy access from the dead end gravel road.

The casa padronale, or main house, which was always the most important building. It is easy to recognise by its square shape and decorational strips of bricks on the outside. The ground floor still features very nice arches. In one of the top floor rooms remnants of a fireplace are visible. They used to harbour the living quarters of the farm owner. As the building is in bad condition it is not possible to enter. The roof has collapsed as well as the outside staircase and it needs a full renovation.

A casale, and farmhouse which on the ground floor harboured stables and on the top floor homes for the workers. In this case, as with almost every building of this type, it is possible to distinguish the central part which was the oldest. An external staircase, stable and second house were added on when the initial home became too small. A traditional woodover is situated beneath the  original staircase with loggia at the backside. . This building is in a similar state and requires a full renovation as well.

The third building is square and 3 floors tall.  It has an unusual ground floor with a double arch and in the between them a very nice column. Most likely also this space used to harbour livestock. The first floor was habitable space whereas the second floor was either a home or storage space. This building is structurally in a better shape but obviously still needs a full overhaul.

Outbuildings

Behind the casale are the leftovers of a stable which over time has collapsed. It is possible to recuperate and reuse this volume. Next to the casa padronale a very large stable features a roof of more recent date. Structurally this building is in good condition. Again next to this stable sits a small ruin of which the purpose is not entirely clear.

The land

5 Ha of gently sloping hills are included in the property. Breathtaking views can be enjoyed from anywhere. The land is divided between arable, meadow and woods. An big old stone well is situated at a higher part of the land.

Surroundings

The property is situated on the hills next to Monte Subasio at 2 km from the little Hamlet of Armenzano.  It is one of the 8 villages located within the Regional Park of Monte Subasio . The Project

Surrounded by rolling hills, golden fields and with a view of cypresses this property looks to be positioned in the middle of Tuscany. Its location is however in the heart of Umbria and conveniently close to both Tuscany and Rome. The property used to be part of the Corsini property, a famous and ancient local family, and the farm house still features the family’s coat of arms over the original front door.

There are two existing structures, one being a 19th century farmhouse and the second one a very large stable which used to house many cows. The farmhouse is structurally in good condition, meaning the walls can remain in place. Apart from that is would have to be gutted and redone completely, leaving plenty of space for personal preferences and imagination. It is also an option to tear down the house and move it (350 sq m + 100 sq m amplification) slightly uphill to enjoy a somewhat more dominant position. The design can then be adjusted to adept to the new location.
With regard to the stable of 600 sq m, it can either stay in place or be broken down after which 200 sq m can be placed at a higher part of the land, it will have to remain separate from the other structure and can be used as residence. 400 Sq m will be available for agricultural outbuildings.
