The Project

We would definitely use ‘curious’ as keyword for this ancient property. Followed by ‘special’ and ‘interesting’! And certainly full of potential for its future use. With a location just off the main square there are plenty of possibilities to consider! Let’s check out the main features:
the 3 very large spaces leave room for many ideas regarding the layout
the 6m high ceilings offer great potential for a second floor or mezzanines
there are beautiful original features to preserve and incorporate in the project
the atmosphere both inside and out is amazing
Bettona is a lovely small community

The building
A tall arch along the little main road gives access to a small alleyway. To the left a staircase leads to an set of old wooden doors that are carved around the decorated stone doorframe. They open up to a large open space which centuries ago was the stage of a private theater. Unfortunately there are not many details known about its origins or lifetime.

The plaster on the walls still shows old decorations, closed-up openings and marks left by long since removed staircases. The roof has still one of the original trusses but needs to be replaced. Both this space and the one next to it face the main street. The second space gives access to a third room at the back of the building. Once opened up the windows will show a distant view of the famous town Assisi.

The floors throughout the are of very old cotto, mostly to be recuperated. The current owners filed a project with a great many windows and skylights which was approved but should be renewed. Currently scaffolding and props have been placed in the theater stage space to prevent further deterioration.

The work
For any of the renovation work we have our crews readily available. For any information on this part you can contact us directly.

The surroundings
Bettona lies in a dominant position on the hills in central Umbria. It is both very pretty and pleasant as is the ride up to the center. A winding road cuts through olive groves and boasts wonderful views around every corner. The city has Etruscan origins, the only one on the eastern bank of the Tiber. During Roman and medieval times as well as more recent eras it has known a troubled past of wars and destruction. Eventually the town was rebuilt in its current form. The little core harbours a few restaurants, bars and shops.

The Project

Unique! That’s definitely the keyword for this property! It has so many amazing features and its potential is both exciting and fascinating. Can you imagine a home built into the ancient city walls that has harboured literally thousands of years of history? A building which now in 2022 awaits the vision of a new and contemporary owner to make it into an extraordinary modern abode! Or maybe even an art studio, gallery, bar, bistro, boutique or other niche activity enhancing its quirky characteristics. Are you passionate about history, about buildings, about ancient architecture and looking for the perfect place then keep on reading! Let’s check out the main features of this property:

  • the building is located at a mere 5 minute walk from the city’s main square
  • during the full renovation it can be completely personalised
  • there are many possibilities for various types of use
  • it has special features that are hard to come by
  • situated in a very easy convenient location

The building, lower level

The property spreads out over two levels. It is  situated at the side of  one of the ancient city gates and built partially into and alongside the city walls. The building has recently been cleaned out completely, any “modern” plaster, floors, fixtures and finishes have been removed. It is showing its bare bones throughout, revealing tangible signs of times long gone to anyone taking a close look.

The lower level is accessible from the quiet Via dell’asino which leads down from the main square. This road was once called the Via Francigina, as used by traffic directed to France. There are two spaces, one with a large garage door style opening and one with a regular door size opening adorned with a stone arch, from probably the Etruscan era. The first space features a beautiful barrel and cross vaulted ceiling.

There are several closed-up old openings indicating what in the past have been passages to the adjacent building. In the back of this space and down a few steps is an extraordinary feature, and ancient fountain. Most likely it was built over a vein running below the building. It offers sparkling clear water which has remained at a stable level for what must at least be centuries. The water is flanked by stone arches and backed by another old and closed up passageway.  It may once have let to either buildings or a web of underground hallways. Clearly this fountain can be turned into an absolutely stunning feature piece! With the right lighting and a glass door to prevent humidity in the building it will no doubt be a gorgeous treasure to enjoy.

It is right at this corner in the back that we can enter into the second space. Also here there are a few steps which lead down into the bowels of the former city defence walls. To the left there are three arches with below two of them the arrow slits still visible! To the right another astonishing find is a handmade well! Currently most of the opening is covered with only a small hole in the center, but it’s easy to imagine how also this detail can become the protagonist of the entire space. This room boasts another barrel vaulted ceiling giving it a tunnel like appearance.

Upper level

The upper floor can be reached by the internal staircase which again in itself is a feature piece. The steps have been consumed over time and show traces of all the people that have been using it. This floor can however also be accessed from the upper street level along the Via XIV Settembre. From the entrance a flight of stairs leads down to property. Here we find again more closed up arches, a medieval style toilet, traces of fireplaces and very old wooden ceilings. there are two two spacious rooms and a modest courtyard. Part of this outdoors pace is covered by a balcony from another home, part is open and again right next to the impressive old city walls. The perfect place to create a small city jungle!

The work

For our clients we have the crews of the Renovating in Umbria group readily available. This group has handled projects for foreigners in Italy for over 20 years and has a great and solid reputation. Estimates can be given before the purchase. This allows you to have the full picture of all the costs before making a move.

The surroundings

The building is located at the edge of the historic center which makes it easy to explore this part of the city on foot. Museums, bars, shops, the underground city and much more are only minutes away! Perugia also offers the University for Foreigners, well known for its language courses and is in general regarded as one of the most beautiful cities of Italy. Perugia is also home to the annual Perugia Jazz festival and Eurochocolate.

As Perugia enjoys a central location within Umbria many other interesting sites and cities are within easy reach. Lago Trasimeno, Assisi, golf courses but also Cortona and for example Siena in Tuscany all lie as a convenient distance. There are many vineyards in the vicinity like the Montefalco and Bevagna areas and plenty of quaint towns like Spello, Trevi and Spoleto. The last one enjoys international fame for its music festival.

The nearest airport is Sant’Egidio, followed by Siena and Rome.

Estimated Building Time:1,5 year

The Project

This property sits in a lovely and quiet location along a winding country road and amidst the rolling hills of northern Umbria. Right there it awaits a buyer looking for a project to develop! it would be great  to preserve the original character while making a personal statement at the same time. It has some really great advantages!

    • plenty of space for a private home or B&B

    • very nice original features

    • lovely views

    • peaceful but not isolated

    • interesting appearance

The building

The origins of the house are most likely a old tower, its footprint is  still clearly visible on the current floor plans. The house was built around it at a later stage, and all was done in local stone. It was then covered in plaster but  that can be removed to show off the natural walls should one desire to do so.  The house is especially charming because of its shape, not quite the usual rectangular block as well as the arched windows and arcades which are very nice. As the property has long since been abandoned it requires a complete renovation. For any information regarding the job you can get in touch with us directly as we are part of the  http://www.renovatinginumbria.com group that can handle the work from A to Z. Though time is running out to make use of the by now well known 110 or super bonus the Italian government offer various possibilities to obtain other very interesting subsidies.

The land

Almost 8.000 sqm of land comes with the house.  Right now it is cleaned on a regular basis but not put to any use. It is definitely plenty of space for a garden, pool, parking and then some! Once the renovation of the house is done some good landscaping will easily create the right setting for it.

Surroundings

Though well connected the immediate area is very tranquil. There are plenty of agriturismi and other tourist accommodations littered over the countryside. The nearest village with amenities is only a stone’s throw away, 4km, and offers everything for daily life. The bustling university city of Perugia is 13 km away while the world famous city Assisi lies at 30 km distance. Many more interesting sites and cities are located in the vicinity. Gubbio, Umbertide, Lago Trasimeno, Cortona and Arezzo in Tuscany, the vineyards or Montefalco and Bevagna, Spello and Trevi are all within easy reach. The Perugia international airport is nearby as well at 18 km distance.

Church with ruin of rectory to rebuild

Project Details

Location:Marsciano (PG)
Gross Building Area:1080 m2
Estimated Building Time:1,5 year
Price:€ -

The Project

How about buying a former church? Imagine entering the church as the hallway to your home! Your home, situated on the back and  alongside the old religious building, facing the valley and view! And what about the location right on the border of Umbria and Tuscany? Just thinking of this projects makes our heart skip a beat! What else can you expect from this unique property? Read on!

  • an absolutely unique building

  • a great central spot in the hills of the Niccone Valley

  • a lovely position in quiet location

  • a renovation project to fully personalize

  • safe investment in a high in demand area

The building

The church is not an ancient one but of  the 1900’s.  It has been abandoned years ago and was left sitting while the woods quietly took possession. Though currently plastered both the building as well as the bell tower are made of stone. The building is in a reasonably good condition. The house behind it was modified throughout the decades to adapt to changing needs.  The main part is old and built in stone but parts in concrete have been added on in more recent times. The ground floor still showcases some old stables with traditional ceilings. Most of the first floor roof has come down. It is not unlikely that a demolition of the part behind the church is the most feasible solution.

For all the renovation and construction work we have our crews available. As Verdandi is part of the Renovating in Umbria group we can easily obtain estimates and other information that make a purchase a safe endeavour.

The land

Included in the sale is approximately 1 ha of land. Tall trees frame the entrance and some nice ancient olives wait for a good dose of TLC. While level at the roadside the land slopes down behind the building. There are various  terraces, which are just perfect for an orchard or olive grove.

The surroundings

Rugged hills and plains with arable land alternate in the scenery and create an interesting setting which attracts many tourists. The Niccone Valley has for centuries been the battleground for the wars between Tuscany and Umbria. Of the many splendid medieval castles that have remained Castello di Reschio (5 km) is without a doubt the most famous one. It is a thousand years ol and has been meticulously restored and transformed into a dazzling hotel.

The nearest amenities can be found in Mercatale (8 km), which is situated in Tuscany. In the same direction the enchanting little Town Cortona is 27 km away, while Passignano at Lake Trasimeno lies at 25 km distance. on the Umbrian side Umbertide can be found at 26 km and is well known for its farmer market. The renowned Antognolla Trent Jones golf course is 27 km away, and bustling university town Perugia 43 km. The nearest international airport is San Egidio, 50 km.  Many more interesting sites and cities are within easy reach!

Should you need additional information or would you like to plan a (video) visit then please get in touch, we are here to assist you in any way we can.

Pretty project near Todi

Project Details

Location:Marsciano (PG)
Gross Building Area:1080 m2
Estimated Building Time:1,5 year
Price:€ -

The Project

Are you looking for an easy location, nothing huge, with lovely views and a project to keep yourself entertained? Preferably in the center of Umbria and close to all kinds of cities and sites?  This is it so keep reading! The main characteristics for this property are:

  • facing south in shielded position

  • gorgeous views

  • interesting low maintenance plot

  • easy location with only 50 gravel road

  • amenities within short distance

The house

The building dates back to around 1900 and was used as farmhouse.  As most homes of this type spaces were added on  over time and both ground floor and the first floor are no all even. The ground floor still features the stables, old ones as well as a more recent extension. The top floor can be reached via the external staircase.

This house needs either a full renovation or can be demolished and rebuild. Choosing for the second option will make it possible to move the house to a slightly higher location which would create a great space for a terrace facing the sunrise. The view is open towards the south as well, to the west partially as the olive grove is located on that side of the plot.

A demolition will offer the possibility to recuperate old materials like bricks and stone whereas beam can be recycled but not as structural elements as their strength can not be verified. For the work to be done we have our Renovating in Umbria crews available. They can provide estimates and quotes also before an eventual purchase in order to have a complete overview of all  the costs.

It is possible to add an additional 100 square meters to the current surface.

Land

The plot covers about 3.000 square meters and is especially nice as it spreads out over different levels. It is slightly sloping to the south while the higher part to the north shelters the house from the cold winter winds. The approximately 30 mature olive trees produce a nice quality oil. Water mains are present.

Surroundings

Pantalla is one of the many ancient villages in Umbria and part of the municipality of Todi.  It offers various shops, pharmacy, postal office, a modern hospital, and access to the E34 highway. The immediate surroundings feature winding roads, fields, woodlands and stunning views. The vineyards of Montefalco and Bevagna are nearby, as well as the bustling university city Perugia, famous Assisi and many other fascinating cities and attractions. The nearest international airport is Perugia.

Hamlet or home!

Project Details

Location:Marsciano (PG)
Gross Building Area:1080 m2
Estimated Building Time:1,5 year
Price:€ -

The Project

It’s not easy to find a property to develop or share with just the right original buildings and set up. But we did it and in a delightful area as well! And so we now offer for sale a superb old farm with multiple buildings to renovate. Obviously one can restore for example just one or two units, and either leave or demolish the others. This is  a delightful opportunity for a buyer looking to:

  • renovate and personalise in every possible way

  • buy with friends and develop for each their own home

  • create a retreat for yoga, mediation or education facility

  • start a countryside hospitality business

  • enjoy a strategic and delightful location

  • make use of very interesting renovation subsidies

The buildings

This property consists of various stone buildings all located as a group with only short distances between them. They are located at the lower part of the land with easy access from the dead end gravel road.

The casa padronale, or main house, which was always the most important building. It is easy to recognise by its square shape and decorational strips of bricks on the outside. The ground floor still features very nice arches. In one of the top floor rooms remnants of a fireplace are visible. They used to harbour the living quarters of the farm owner. As the building is in bad condition it is not possible to enter. The roof has collapsed as well as the outside staircase and it needs a full renovation.

A casale, and farmhouse which on the ground floor harboured stables and on the top floor homes for the workers. In this case, as with almost every building of this type, it is possible to distinguish the central part which was the oldest. An external staircase, stable and second house were added on when the initial home became too small. A traditional woodover is situated beneath the  original staircase with loggia at the backside. . This building is in a similar state and requires a full renovation as well.

The third building is square and 3 floors tall.  It has an unusual ground floor with a double arch and in the between them a very nice column. Most likely also this space used to harbour livestock. The first floor was habitable space whereas the second floor was either a home or storage space. This building is structurally in a better shape but obviously still needs a full overhaul.

Outbuildings

Behind the casale are the leftovers of a stable which over time has collapsed. It is possible to recuperate and reuse this volume. Next to the casa padronale a very large stable features a roof of more recent date. Structurally this building is in good condition. Again next to this stable sits a small ruin of which the purpose is not entirely clear.

The land

5 Ha of gently sloping hills are included in the property. Breathtaking views can be enjoyed from anywhere. The land is divided between arable, meadow and woods. An big old stone well is situated at a higher part of the land.

Surroundings

The property is situated on the hills next to Monte Subasio at 2 km from the little Hamlet of Armenzano.  It is one of the 8 villages located within the Regional Park of Monte Subasio . This area is well know for it’s excellent hiking and biking trails as well as the spectacular flora and fauna and particular energy fields. Famous Assisi’s is only  11 km away. It has attracted pelgrimages for centuries and received on average 2 million visitors every year.   Many other fascinating cities are nearby. The bustling student town Perugia, host of the Umbria Jazz Festival lies at 36 km distance.  The international airport is even closer at 26 km.  Also close are  picturesque Spello 23 km, lovely Trevi 32  km and Spoleto 47 km renowned for the International Music Festival. Vineyards are present in abundance in the Bevagna and Montefalco area.

Should you require additional information then please do not hesitate, we are here to help you out any way we can.
