The Project

Are you looking for an easy location, nothing huge, with lovely views and a project to keep yourself entertained? Preferably in the center of Umbria and close to all kinds of cities and sites?  This is it so keep reading! The main characteristics for this property are:

  • facing south in shielded position

  • gorgeous views

  • interesting low maintenance plot

  • easy location with only 50 gravel road

  • amenities within short distance

The house

The building dates back to around 1900 and was used as farmhouse.  As most homes of this type spaces were added on  over time and both ground floor and the first floor are no all even. The ground floor still features the stables, old ones as well as a more recent extension. The top floor can be reached via the external staircase.

This house needs either a full renovation or can be demolished and rebuild. Choosing for the second option will make it possible to move the house to a slightly higher location which would create a great space for a terrace facing the sunrise. The view is open towards the south as well, to the west partially as the olive grove is located on that side of the plot.

A demolition will offer the possibility to recuperate old materials like bricks and stone whereas beam can be recycled but not as structural elements as their strength can not be verified. For the work to be done we have our Renovating in Umbria crews available. They can provide estimates and quotes also before an eventual purchase in order to have a complete overview of all  the costs.

It is possible to add an additional 100 square meters to the current surface.

Land

The plot covers about 3.000 square meters and is especially nice as it spreads out over different levels. It is slightly sloping to the south while the higher part to the north shelters the house from the cold winter winds. The approximately 30 mature olive trees produce a nice quality oil. Water mains are present.

Surroundings

Pantalla is one of the many ancient villages in Umbria and part of the municipality of Todi.  It offers various shops, pharmacy, postal office, a modern hospital, and access to the E34 highway. The immediate surroundings feature winding roads, fields, woodlands and stunning views. The vineyards of Montefalco and Bevagna are nearby, as well as the bustling university city Perugia, famous Assisi and many other fascinating cities and attractions. The nearest international airport is Perugia.
