The building

The church is not an ancient one but of  the 1900’s.  It has been abandoned years ago and was left sitting while the woods quietly took possession. Though currently plastered both the building as well as the bell tower are made of stone. The building is in a reasonably good condition. The house behind it was modified throughout the decades to adapt to changing needs.  The main part is old and built in stone but parts in concrete have been added on in more recent times. The ground floor still showcases some old stables with traditional ceilings. Most of the first floor roof has come down. It is not unlikely that a demolition of the part behind the church is the most feasible solution.

The land

Included in the sale is approximately 1 ha of land. Tall trees frame the entrance and some nice ancient olives wait for a good dose of TLC. While level at the roadside the land slopes down behind the building. There are various  terraces, which are just perfect for an orchard or olive grove.

The surroundings

Rugged hills and plains with arable land alternate in the scenery and create an interesting setting which attracts many tourists. The Niccone Valley has for centuries been the battleground for the wars between Tuscany and Umbria. Of the many splendid medieval castles that have remained Castello di Reschio (5 km) is without a doubt the most famous one. It is a thousand years ol and has been meticulously restored and transformed into a dazzling hotel.

The nearest amenities can be found in Mercatale (8 km), which is situated in Tuscany. In the same direction the enchanting little Town Cortona is 27 km away, while Passignano at Lake Trasimeno lies at 25 km distance. on the Umbrian side Umbertide can be found at 26 km and is well known for its farmer market. The renowned Antognolla Trent Jones golf course is 27 km away, and bustling university town Perugia 43 km. The nearest international airport is San Egidio, 50 km.  Many more interesting sites and cities are within easy reach!
