This wonderful property full of potential sits on it’s own promontory, backed by a wooded hillside. It is situated in a private but not really isolated location in the hills just north of Umbria. A winding road leads up to property which consists of an old farmhouse with an annex. The dominant position ensures stunning sweeping views of  vineyards and fields. And a big bonus is that both water mains and electricity are present at the property!

The buildings

The property comprises an old farmhouse and 2 annexes. The structural state of the house requires an evaluation whether renovating or (partial) demolition and rebuilding is the best and most feasible option. All the stone and some other materials can of course be used for the new construction. Of the annexes is not much left which opens a lot of opportunities.

The nearest village with amenities lies at  6 km distance. The ancient yet bustling student city Perugia is 24 km away. Golf is nearby with the Antognola Trent Jones golf course (24 km) near Umbertide. Gubbio 20 km, Assisi 42 km and the vineyards of Monte Falco and Bevagna are  other gorgeous cities and sites. As are Spello, Trevi and Spoleto which is known for it’s music festival. The nearest international airport is Perugia at 22 km distance. Ancona and the Natural Park Conero on the Adriatic coast are 140 km away.
