The building, lower level
The property spreads out over two levels. It is situated at the side of one of the ancient city gates and built partially into and alongside the city walls. The building has recently been cleaned out completely, any “modern” plaster, floors, fixtures and finishes have been removed. It is showing its bare bones throughout, revealing tangible signs of times long gone to anyone taking a close look.
The lower level is accessible from the quiet Via dell’asino which leads down from the main square. This road was once called the Via Francigina, as used by traffic directed to France. There are two spaces, one with a large garage door style opening and one with a regular door size opening adorned with a stone arch, from probably the Etruscan era. The first space features a beautiful barrel and cross vaulted ceiling.
There are several closed-up old openings indicating what in the past have been passages to the adjacent building. In the back of this space and down a few steps is an extraordinary feature, and ancient fountain. Most likely it was built over a vein running below the building. It offers sparkling clear water which has remained at a stable level for what must at least be centuries. The water is flanked by stone arches and backed by another old and closed up passageway. It may once have let to either buildings or a web of underground hallways. Clearly this fountain can be turned into an absolutely stunning feature piece! With the right lighting and a glass door to prevent humidity in the building it will no doubt be a gorgeous treasure to enjoy.
It is right at this corner in the back that we can enter into the second space. Also here there are a few steps which lead down into the bowels of the former city defence walls. To the left there are three arches with below two of them the arrow slits still visible! To the right another astonishing find is a handmade well! Currently most of the opening is covered with only a small hole in the center, but it’s easy to imagine how also this detail can become the protagonist of the entire space. This room boasts another barrel vaulted ceiling giving it a tunnel like appearance.
The upper floor can be reached by the internal staircase which again in itself is a feature piece. The steps have been consumed over time and show traces of all the people that have been using it. This floor can however also be accessed from the upper street level along the Via XIV Settembre. From the entrance a flight of stairs leads down to property. Here we find again more closed up arches, a medieval style toilet, traces of fireplaces and very old wooden ceilings. there are two two spacious rooms and a modest courtyard. Part of this outdoors pace is covered by a balcony from another home, part is open and again right next to the impressive old city walls. The perfect place to create a small city jungle!

As Perugia enjoys a central location within Umbria many other interesting sites and cities are within easy reach. Lago Trasimeno, Assisi, golf courses but also Cortona and for example Siena in Tuscany all lie as a convenient distance. There are many vineyards in the vicinity like the Montefalco and Bevagna areas and plenty of quaint towns like Spello, Trevi and Spoleto. The last one enjoys international fame for its music festival.
The nearest airport is Sant’Egidio, followed by Siena and Rome.
